As the ski season has drawn to a close and we welcome the transition of the seasons, I am eager to share with you the latest updates and projects underway here at The Willows. Your comfort and satisfaction are of utmost importance to us, and we remain committed to enhancing your ownership experience through various initiatives.
Willows General Building Routine Maintenance:
Common Areas Refresh: Our team is diligently working to maintain the pristine appearance of our common areas, including hallways, staircases, lobby, and garage. This involves touch-ups to furniture stains and a fresh coat of stain for all three elevators.
Garage Area Upgrades: We are refreshing the garage area by painting homeowner's closet doors, striping parking spaces, and potentially painting walls, subject to available time.
Exterior Maintenance: Weather permitting, we will focus on landscaping preparation, stone wall repairs, and painting deck railings.
Additional Enhancements: A new bike rack will soon be installed between The Willows and Riva Building. Furthermore, we are refreshing the lobby with new rugs, pillows, and lamps.
Willows Building Projects Work:
Boiler Repairs: Following repair work on our boiler system in March, additional issues were uncovered, necessitating further repairs. Replacement parts essential to its proper functioning have been identified and will be promptly replaced.
Spa/Hot Tub Repair: The spa will undergo repairs this spring to address functionality issues with the skimmers and leaks.
Deck Repairs: We plan on addressing ongoing leak issues into units below on the east side of the south building, ensuring a long-term solution to this concern.
Wood-Staining of Critical Areas: The wood siding on our building, particularly on southern and eastern facing walls, requires staining to prolong its lifespan. I have included some pictures below for your reference.
As we uphold The Willows' reputation as a premier establishment in the Vail community, these projects are essential for the ongoing upkeep of the building. Rest assured, we are committed to carefully managing costs while ensuring that the quality of workmanship remains uncompromised. We seek competitive bids from reputable companies, to ensure the best quality work at competitive pricing. The total of these maintenance costs, all of which have been carefully reviewed by the HOA Board, may require us to dip into our reserves. As the buildings age we are experiencing higher maintenance costs than budgeted which will need to be reviewed with you at the annual HOA meeting which will be scheduled for Fall 2024. Nevertheless, we are dedicated to transparent communication regarding any budgetary adjustments and will strive to minimize any overages without sacrificing the standards of excellence that define The Willows. Looking ahead to the warmer months, please remember to mark your calendars for exciting summer events in Vail. You can find a comprehensive list of events at Discover Vail. Additionally, if you require assistance with restaurant or activity reservations, Mike or Dee Jay at [email protected] are at your service. Popular restaurants often open availability 30 days in advance, so securing your top choices early is advisable.
Rental revenues and demand for the property remain strong this summer. To further elevate the experience of alpine luxury at The Willows, we will be switching to L’Occitane Verbena guest room amenities and transitioning to large-sized amenities to reduce our use of single-use plastics. Non-rental owners interested in participating in the bulk order of these products can email me directly by May 6th, and I will be happy to assist.
